Why a Roof Replacement Is the Best Time to Fix Ventilation & Insulation Problems
If you’re already experiencing ventilation and insulation issues in an older roofing system, a replacement roof may be the better option for you. Learn why.
If you’re already experiencing ventilation and insulation issues in an older roofing system, a replacement roof may be the better option for you. Learn why.
You may not know it, but poor ventilation and insulation are silently killing your roof.
Here’s why:
It’s not that the home builders of the past were stupid or malicious when designing roofing systems; it’s just that we know a lot more now, and standards have evolved to reflect this new knowledge.
Some of the most common issues we see when performing attic inspections are blocked vents, incompatible vents (as discussed earlier), and dead air zones. These types of issues can be difficult to catch early on, but in the winter, you may notice more ice dams, uneven thawing, and water streaks.
Knowing what’s causing the issue is the only way to find a long-term solution. If your ventilation issues are caused by imbalanced exhaust and intake vents or competing exhaust vents, the entire roofing system needs to be reassessed. You need to understand how much ventilation your attic needs and where to place the vents. Additionally, the vent installation process involves cutting through the shingles and wood decking.
Comparatively, if exposed joists cause airflow issues, the solution could be as simple as installing attic insulation. Likewise, if you check your attic and don’t see light, that indicates a blockage that can be solved by cleaning and replacing vents.

Insulation is a critical part of the roofing system. Like ventilation, insulation affects airflow and the roof’s lifespan. A well-insulated attic prevents heat gain and excessive humidity in the summer, and frost and ice damming in the winter.
Most insulation problems can be fixed noninvasively, meaning your roof won’t need to be cut into and your shingles won’t need to be pulled off. For example, if your joists need insulation, the answer is to insulate them. And if your soffit vents are being blocked by insulation, the answer is to install baffles, which are stapled to the underside of the roof sheathing (the wood you see in your attic).
We can’t speak for all roofing contractors, but if your roof was installed within the past 5 years, you absolutely should have adequate ventilation and insulation. If you don’t, that roofing company did not do a good job.
In many cases, ventilation and insulation issues occur in older homes with aging roofing systems.
If, for any reason, you have a new roofing system and are experiencing insulation or ventilation issues, we recommend scheduling an attic inspection with our team to determine the cause. If it’s something as simple as a blocked vent, no baffles, or inadequate insulation in the attic itself, we can fix it for you without affecting your roof.
On the other hand, if your roofing system is already old, just replace it. It will be much less of a headache to fix these types of issues because:
L&S Home Improvements performs tear-offs because re-roofing is risky, not just because it’s adding extra weight to the home, but because we can’t address ventilation and insulation issues that way. During a tear-off replacement, the wooden decking is exposed, allowing us to identify and mitigate potential rot caused by excess moisture and add (or remove) vents as needed.
This approach is easier because you’re paying for these ventilation upgrades as part of your roof replacement.
Poor ventilation causes staining, delamination, wood rot, and nail rust. Replacing the decking is cheaper and easier when the roof is already stripped. Nailing a new roofing system over compromised decking only hides the aesthetic issue. Even with proper ventilation and airflow, existing rot still shortens your roof’s lifespan. If you installed new vents or replaced blocked ones without a replacement, you wouldn’t even know there was existing rot.
This is significant. You can do separate upgrades, but if your roofing system is older and has already suffered damage from poor insulation and ventilation, you’ll eventually need a replacement. Shingle manufacturers design warranties around proper attic ventilation because inadequate airflow is a leading cause of shingle failure. In the summer, your attic won’t get hot enough to bake the shingles, and in the winter, damaging ice dams will be prevented.
There are some telltale signs that a roof replacement is needed, including curling or missing shingles, sagging sections, and frequent ice damming. But, in our opinion, the best way to truly know is to schedule a comprehensive exterior and interior roof inspection.
L&S Home Improvements is a leading roofing contractor serving homeowners in the southeast Michigan region. Our inspections are entirely free and include a detailed photo collection of any damage we found during our assessment. Our goal is to ensure we’re offering cost-effective solutions. If you need a complete replacement, we’ll recommend it, but if repairs are the easiest way to resolve the issues found during our inspection, we’ll be honest about it.
