Should You Replace Your Roof When You Replace Your Skylight?

Every homeowner loves to have a skylight until they start experiencing problems with it. What once was a beautiful source of natural light for your kitchen plants has now become a nightmare.

It’s entirely possible to replace skylights without updating their roof, but if your roof is already old or in poor condition, it might actually be worth replacing both at the same time. In reality, your roof and your skylights have about the same lifetime, so replacing both at the same time creates symmetry and predictability on longevity of both your roof and your skylight’s lifetime. 

Understanding How Skylights Are Integrated Into the Roofing System

Skylights aren’t just cool windows; they’re integrated into your roofing system’s waterproofing layers. The frame of the skylight actually sits in an opening cut through the roof deck, and then flashing is layered onto the surrounding shingles and underlayment to channel water around the skylight. Then, an ice and water shield, a thick, rubber, sticky membrane, is tucked under the flashing. The shingles are overlapped on top of the shield. The entire assembly requires this precise sequence, and if anything is out of order, water will come through.

With that being said, if you need to replace your skylight, you can at least expect that part of your roof to be impacted.

Risks of an Individual Skylight Replacement

  • Damaging an older roof: If your shingles are aged or already damaged, they’re likely to crack or break during initial removal.
  • Color mismatching: For some older roofs, the shingles used during installation may no longer be available. And, if the shingles are available, there will still be a noticeable age difference.
  • Leaks: Installing or replacing a skylight requires removing part of the roof around it. If the installation or replacement isn’t done correctly, or materials aren’t installed in the correct order, there’s a higher risk of a leak path forming at the boundary between the new work and the old roofing; transition zones and penetrations in the roof are always points of vulnerability in a roofing system.
  • Brittle underlayment: If the underlayment (installed on top of the decking) is brittle or degraded, this old, compromised material can create strong leak potential, which shortens your skylight’s lifespan and can even lead to rot on the wood decking surrounding the new skylight. 

So…What Should You Do?

If your roof is relatively new and your skylight has failed, having a reputable, experienced contractor replace it is likely the most cost-effective option. In terms of roofing, a “relatively new” asphalt shingle roof is between 5 and 10 years old.

If your roof is damaged (curling shingles, missing shingles, decking rot, etc.) or aging (nearing its intended lifespan), replacing the roof with the skylight will be the best long-term solution.
