Yes: It Was Damaged by Outside Elements

Insurance is likely to cover the cost of a roof replacement if a weather event or falling object caused the damage. Damage incurred from severe weather, high winds, hail, or a lightning strike is likely to be covered. The same applies if a tree or large branch falls onto your home and damages the roof.

Flooding and earthquakes usually require separate policies and aren’t standard in homeowners insurance.

No: Your Roof Has “Aged Out”

A standard asphalt roof lasts between 20 and 30 years. That said, if you stay in a home for an extended period, or buy a home with an aging roof, you’ll likely have to invest in a new roof. Insurance won’t cover a new roof that has aged out or is close to aging out; insurance considers that a maintenance issue that the property owner is responsible for.

Some insurance companies will also switch older roofs to cash value or attach a roof surface payment schedule that reduces insurance payout by age.
